UM, IT'S LOCATED AT 24 78 WEST MAIN STREET.

AGAIN, ZONE LIGHT INDUSTRIAL, AND IT IS 1.10 ACRES.

YOU CAN KIND OF SEE WHERE IT'S LOCATED.

HERE IS A AERIAL VIEW, UM, AND THE SURROUNDING PROPERTIES.

SO THE PROPOSED USE IS A 20,000 SQUARE FOOT, ONE STORY BUILDING FOR LIGHT INDUSTRIAL MANUFACTURING AND DISTRIBUTION USE.

UM, THE FACILITY WILL HAVE 19,000 SQUARE FEET OF WAREHOUSE SPACE AND 1000 SQUARE FEET OF OFFICE SPACE.

IT WILL ALSO HAVE TWO TRUCK DOCKS, UM, ALONG THE NORTH SIDE OF THE BUILDING.

THE BUILDING WILL BE CONSTRUCTED OF TILT WALL CONCRETE PANELS AND FINISHED WITH A STONE VENEER AT THE BASE.

IT DOES MEET THE DENSITY, UM, AND DIMENSIONAL REQUIREMENTS.

IT ALSO MEETS ALL OF THE PARKING REQUIREMENTS.

THE, I JUST WANT TO POINT OUT THE LITTLE PURPLE AREA IS THE TRUCK DOCKS.

UM, IT ALSO MEETS THE LANDSCAPE REQUIREMENTS.

SO YOU CAN SEE THE TRUCK DOCKS ARE KIND OF, UM, THEY HAVE THE LANDSCAPING IN FRONT.

THIS IS APPENDIX X DESIGN RECOMMENDATION.

SO THE APPLICANT DOES NOT HAVE TO MEET THESE REQUIREMENTS, BUT THEY ARE, UM, THE PROPOSED BUILDING ELEVATIONS MEET THE APPENDIX X SECONDARY MASONRY RECOMMENDATIONS FOR BUILDINGS UNDER 50,000 SQUARE FEET BY PROVIDING 30 THOU, UH, 30% STONE ON ALL EXTERIOR FACADES.

AND THESE ARE THOSE ELEVATIONS.

SO WE HAVE THE TILT UP WALL PANELS WITH THOSE STEER STONE VENEERS AT THE BASE.

THE APPLICANT IS REQUESTING ONE VARIANCE.

UM, THE TRUCK DOGS ALONG THE NORTHWEST 25TH STREET, UH, THEY'RE REQUESTING A VARIANCE TO ALLOW THOSE TRUCK DO TRUCK DOCKS TO BE IN THAT LOCATION.

AND THE DEVELOPMENT REVIEW COMMITTEE RECOMMENDS APPROVAL.

SO YOU MIGHT THINK, OKAY, I'VE SEEN THIS SITE BEFORE.

UM, WE HAD A CONCEPT PLAN APPROVAL BACK IN FEBRUARY AND THE CONCEPT PLAN AMENDMENT BACK IN JUNE.

SO THEY WENT TO THE CITY COUNCIL, GOT SOME OF THE LANDSCAPE BUFFER REDUCTION VARIANCES AND PARKING MAXIMUM VARIANCES APPROVED BY THE PD.

UM, OKAY, I'LL CONTINUE ON UNTIL FURTHER NOTICE.

SO THEY ARE COMING BACK THROUGH WITH A SITE PLAN.

THIS IS THE FIRST STEP THAT THEY HAVE TO GO THROUGH BEFORE THEY CAN GO INTO, UH, CIVIL ENGINEERING PLANS AND BUILDING CONSTRUCTION PERMITS.

AGAIN, THIS IS THE LOCATION.

IT IS NEXT TO THE PROPOSED, UM, WAREHOUSE ACROSS THE STREET AND ALSO THE ENCORE SITE.

SO HERE'S THE SITE PLAN, UM, WHICH IS GENERALLY IN COMPLIANCE WITH THE APPROVED PD.

HOWEVER, I JUST WANNA MAKE A NOTE THAT, UM, THEY ARE ASKING FOR SOME VARIANCES WITH THEIR LANDSCAPE PLAN, WHICH I'LL COVER ON THE NEXT PAGE.

SO HERE'S THE LANDSCAPE PLANS THAT THEY HAVE PROVIDED.

UM, ONE OF THE CONDITION THAT CITY COUNCIL WANTED TO PUT ON THE PD TO ALLOW THEM TO REDUCE THE LANDSCAPE BUFFER ALONG 1 61 AND HARD ROCK TO FROM 30 FEET TO 20 FEET WAS THAT THEY PROVIDE, UH, 20 ADDITIONAL PERCENTAGE OF OVERALL LANDSCAPE AREA, WHICH THEY PROVIDED TO THE NORTH.

AND THEY WENT AHEAD AND PROVIDED 38%, WHICH IS ACTUALLY HIGHER THAN THE 20% THAT CITY COUNCIL WANTED TO SHOW.

HOWEVER, THEY ARE ACTUALLY RUNNING INTO SOME VARIANCES.

SO TYPICALLY YOU HAVE TO HAVE CERTAIN DEPTH

FOR THE TRUCK DOCKS TO MAKE SURE THAT THE TRUCK CAN RE MANEUVER.

SO, UM, INSTEAD OF REDUCING THE BUILDING SIZES OR BUILDING DEPTH, THEY WERE SAYING, HEY, WE REALLY WOULD LIKE TO KEEP THE BUILDING SIZE AS IS AND WOULD LIKE TO REQUEST A VARIANCE TO REDUCE THE LANDSCAPING.

SO THIS LANDSCAPE SECTION IS SHOWN FOR THIS AREA OVER HERE TO THE NORTH ALONG HARD ROCK.

AND I'LL COVER THE 1 61 SIDE ON THE NEXT SLIDE.

SO YOU CAN SEE THE TRUCK DOCK AND WHAT THEY'RE SAYING IS THIS IS THE NEW PROPERTY LINE.

AND THEN 4 6 25, THERE WAS ANOTHER LOUD MUSIC COMPLAINT AT 2:35 AM BASED ON THESE, UH, THE POLICE DEPARTMENT NOTED THAT THE LATE APRIL OPERATIONAL HOURS AND LIVE MUSIC COMPONENT, UM, DO WARRANT REVIEW.

HOWEVER, ASIDE FROM THE NOISE VIOLATIONS, YOU KNOW, THE OPERATIONS ARE IN COMPLIANCE WITH SUP CONDITIONS, UM, AND ALL OF THE RELEVANT REGULATIONS STAFF RECOMMENDS THAT THE SUP RENEWED BE RENEWED WITH THE CONDITION THAT THE BUSINESS HOURS BE MODIFIED TO NOT EXTEND BEYOND MIDNIGHT.
