THE PROPERTY IS ZONED SINGLE FAMILY THREE AND IS HIGHLIGHTED THERE IN YELLOW.

OUR FIRST VARIANCE IS TO THE MAXIMUM AREA OF THE REAR CARPORT.

WE WANNA SEE AN INCREASE, UM, FROM THE 500 MAXIMUM ALLOWED TO THE REQUESTED 700 SQUARE FEET.

AND THE SECOND VARIANCE IS TO THE MAXIMUM AREA OF ALL ACCESSORY STRUCTURES ALLOWED ON THE PROPERTY.

THE MAXIMUM IN THIS CASE IS 968.5 SQUARE FEET AND WE ARE HAVING A REQUEST FOR 1,298 SQUARE FEET.

SO THE UH, PROPOSED CARPORT IS IN THE REAR.

THE EXISTING HOUSE IS 1,937 SQUARE FEET AND THE EXISTING CARPORT IS 598 SQUARE FEET.

THAT GIVES US THE TOTAL AND HALF OF THAT IS 9 68 AND A HALF.

BUT JUST AN OBSERVATION AND THAT'S EXACTLY WHY ZBA EXISTS IN MY MIND IS WHEN IT JUST DOESN'T FIT AND YOU GUYS ARE LOOKING AT NUMBERS AND PERCENTAGES AND DOING EXACTLY WHAT STAFF'S SUPPOSED TO DO.

IT IS OWNED SINGLE FAMILY TWO AND AGAIN THE REQUEST IS FOR THAT SIDE YARD CARPORT IN ADDITION TO A REDUCTION IN THE MINIMUM SIDE YARD SETBACK FOR A CARPORT WHICH IS THREE FEET REDUCED DOWN TO ZERO FEET.

SO THIS IS THE EXISTING, UH, AERIAL AS YOU CAN SEE.

SO IT IS PRETTY CLOSE TO THAT PROPERTY LINE AS YOU CAN SEE FROM THE IMAGE THERE.

UM, AGAIN, IT IS EXISTING AND AGAIN, IF THEY ARE APPROVED FOR THIS THEY WOULD HAVE TO UH, GET THAT BUILDING PERMITS.

AND PART OF THAT REQUIREMENT OR PART OF THAT PERMIT PROCESS IS TO GET THAT PAVED AGAIN.

IT'S SIMPLY GONNA BE USED FOR THE STORAGE OF THAT BOAT.

IN ADDITION TO THAT, YOU CAN KIND OF SEE FROM THIS ANGLE, BUT IT IS A LITTLE HARD TO SEE THAT THERE IS A UH, SMALL, UM, AND I'M FORGETTING THE WORD HERE, BUT THE WATER THAT MAY COME FROM THE RAIN IS NOT GONNA AFFECT THE NEIGHBORING PROPERTY OWNER AS WELL.

IT'S ALMOST LIKE A LITTLE GULLY OR DITCH RIGHT ALONG THE PROPERTY LINE WHERE YOU SEE THE GRASS IS DISCOLORED RIGHT IN BETWEEN THE TWO PIECES OF PROPERTY.
