I BUMP A ONE OF OUR EMPLOYEES PERSONAL CARS IN THE PARKING LOT IS, I WAS PARKING JUST A FEW MINUTES AGO TRYING TO TAKE OF, THIS IS 1622 RUA.
IT'S UP IN NORTHEAST DALLAS, UH, NORTHEAST DALLAS, NORTHEAST GRAND PRAIRIE.
UH, YOU CAN SEE THAT'S 30, THAT YELLOW, HIGH YELLOW LINE RIGHT THERE.
AND IT'S THAT CLOSE TO THE FREEWAY.
IT'S A PICTURE OF THE FRONT OF THE HOUSE.
WE GOT, WE, WE GOT NOTICE OF THIS OR WE BACK IN 2023.
UH, IN FACT, THREE 13 AND 2023, THERE WAS A COMPLAINT ABOUT THAT CARPORT ON THE LEFT WAS BUILT WITHOUT A PERMIT AND IT WAS INFRINGING.
THEY, THE NEIGHBORS THINK IT'S ON THEIR PROPERTY LINE.
SO THAT'S, THAT WAS THE COMPLAINT.
SO, UH, OFFICER, UH, CODE OFFICER WENT OUT AND, AND DID AN INSPECTION, ISSUED A, A NOTICE FOR, TO OBTAIN A PERMIT WITHIN THREE DAYS, CIVIL TICKET WAS WRITTEN.
AND THEN, UH, ON 3 23 29 23 CODE, OFFICER PEREZ MET WITH A PROPERTY OWNER AND TOLD HER HE WAS, HE WAS TOLD HER HE WAS UNABLE TO OBTAIN A PERMIT.
SHE SINCE, UH, ISSUED CITATIONS ON THE FOLLOWING DATES ON APRIL 17TH, 9 13, 10 17, AUGUST OF 2023.
JANUARY 3RD, MARCH 5TH, APRIL 24TH, AND MAY 30TH, ALL IN 2024.
SO WE'VE DONE FURTHER INSPECTION 'CAUSE HE WASN'T COMPLYING AND, UH, UH, NOTICED OTHER PROBLEMS WITH THE PROPERTY.
SO, SO FAULTY CONSTRUCTION AND LACK OF MAINTENANCE OR REPAIR HAS RESULTED IN THE FOLLOWING CONDITIONS LISTED UNDER THE DANGEROUS STRUCTURE ORDINANCE.
ANY PORTION OR STRUCTURE IS LIKELY TO FAIL OR TO COLLAPSE.
AND THEREBY INJURE PERSONS, I COULD HAVE DONE THAT PORTION OF THE STRUCTURE HAS COLLAPSED DUE TO DILAPIDATION AND DETERIORATION.
PORTION OF THE STRUCTURE IS MANIFESTLY UNSAFE FOR THE PURPOSES, FOR THE PURPOSE FOR WHICH IT IS BEING USED.
SO THAT TOP PICTURE IS A, UH, A, UH, THE WALKWAY FROM INSIDE THE MAIN HOUSE DOWN INTO THAT LAUNDRY ROOM.
SO THAT PICTURE THAT YOU SEE ON THE BOTTOM IS OUTSIDE AND LOOKING IN UNDERNEATH WHERE THAT FLOOR IS ON THE TOP.
AND YOU CAN SEE THAT, THAT IT'S ROTTED AND DETERIORATED AND NOT A LOT IS HOLDING.
AND WE, I DIDN'T DISCOVER THAT TILL I'D ALREADY WALKED OVER IT A COUPLE TIMES.
SO, UH, DANGEROUS STRUCTURE CONTINUED, UH, MAINTAINED A VIOLATION OF REQUIREMENTS RELATING TO CONDITIONS

OF BUILDINGS.PROPERTY IS UNFIT FOR HUMAN HABITATION DUE TO INADEQUATE MAINTENANCE FAULT DECONSTRUCTION, FIRE HAZARD DUE TO FAULTY ELECTRIC WIRE ELECTRICAL WIRING.
SO YOU SEE THERE'S TWO EXAMPLES OF THE, OF THE ELECTRICAL WIRING IS THAT'S IN THAT MAIN, UH, ROOM.
AS YOU WALK IN THE SEA IS CEILING IS BOWING DOWN.
AND, AND, UH, AND I DON'T KNOW HOW LONG IT WILL TAKE TO FALL, BUT AS IT YET, BUT IT'S LOOKING LIKE THAT.

IN ADDITION TO THE PRIMARY STRUCTURE, THE PROPERTY CONTAINS A CARPORT.
THE CARPORT AND PRIMARY STRUCTURE SHALL BE REFERRED TO COLLECTIVELY AS THE STRUCTURES.
THE PRIMARY STRUCTURE CONTAINS DANGEROUS ELECTRICAL WIRING.
THE PRIMARY STRUCTURE IS NOT COMPLIANT WITH INTERNATIONAL RESIDENCE RESIDENTIAL CODES.
THE PRIMARY STRUCTURE IS A DANGEROUS STRUCTURE AS THAT TERMED IS DEFINED IN GRAND PRAIRIE CODE OF ORDINANCE 29 28, 5 8 9, 13, 15, AND 16.
THE CARDBOARD WAS BUILT WITHOUT A PERMIT AND ENCROACHES ON THE SETBACK.
THE CARPORT IS A DANGEROUS STRUCTURE AS THAT TERM IS DEFINED IN GRAND PRAIRIE CODE OF ORDINANCES, SECTION 29 28, 5, 8, 13, AND 16.
SO OUR RECOMMENDED ORDERS, THE STRUCTURES SHALL BE REPAIRED, REMOVED, OR DEMOLISHED SO THAT THE STRUCTURES ARE IN COMPLIANCE WITH APPLICABLE LAW NO LATER THAN JULY 8TH, 2025.
THE OWNER SHALL APPEAR AT THE BUILDING ADVISORY AND APPEALS BOARD MEETING ON JULY 7TH, 2025 AT 6:00 PM AT GRAND PRAIRIE CITY HALL COUNCIL CHAMBERS, 300 WEST MAIN STREET, GRAND PRAIRIE, TEXAS.
AT THE MEETING, THE OWNER SHALL PROVIDE THE BOARD WITH AN UPDATE ON THE STATUS OF COMPLIANCE WITH THIS ORDER.
IF THE OWNER WISHES TO REQUEST AN EXTENSION OF TIME, THE OWNER SHALL PROVIDE PROOF THAT PERMITS HAVE BEEN OBTAINED, PROOF THAT THE OWNER HAS SUBMITTED AN APPLICATION TO THE ZONING BOARD OF ADJUSTMENTS.
IF SUCH APPLICATION IS REQUIRED, A PLAN AND TIMELINE SHOWING WHAT ACTIONS WILL BE TAKEN TO BRING THE PROPERTY INTO COMPLIANCE.

ANY PERSON HAVING AN INTEREST IN THE STRUCTURES MAY REMOVE OR DEMOLISH THE STRUCTURES AS SUCH PERSON'S OWN RISK TO PREVENT THE ACQUIRING OF A LIEN AGAINST THE LAND UPON WHICH THE STRUCTURE STAND.
