THIS IS A VARIANCE REQUEST FOR MINIMUM LOT WIDTH, , AND LOT AREA FOR THE PROPERTY LOCATED AT 1215 EAST MAIN STREET.

SO THE PROPERTY SHOWN HERE CURRENTLY HAS A COMMERCIAL BUILDING THAT'S ACTUALLY NOT BEING USED AND THE PROPERTY OWNER HAS THIS LITTLE BIT OF PAD SIGN IN THE BACK THAT'S OCCUPIED BY A CELL TOWER.

THIS PICTURE WILL SHOW YOU BETTER.

UM, SO THEY HAVE A CELL TOWER AND A LITTLE PAD SIGN AND A FENCE.

WHAT THEY'RE TRYING TO DO IS SELL OFF THIS COMMERCIALLY ZONED LOT TO SOMEONE FOR POTENTIAL DEVELOPMENT.

UH, WE'RE NOT SURE WHAT CAN GO THERE.

ANYTHING ALLOWED IN THE COMMERCIAL ZONING COULD BE OFFICE, COULD BE RESTAURANT, COULD BE RETAIL STORE, BUT THE PROPERTY OWNER WISHES TO KEEP THE BACK PORTION WITH THE CELL TOWER LOT AS IS.

IT'S HIGHLY UNLIKELY THAT IT WILL TURN INTO ANYTHING ELSE IN THE NEAR FUTURE.

STAFF DOES NOT REALLY OBJECT TO THIS REQUEST.

SO BEFORE THEY CAN SUBDIVIDE THE LOT INTO TWO LOTS, YES, THEY MUST GET THE VARIANCES FROM THE C-B-C-B-A APPROVED.

SO THE VARIANCE THERE REQUESTING R THREE ONE IS TO REDUCE THE LOT WIDTH TO 34 FEET AND TO REDUCE THE LOT DEPTH TO 68 FEET, RESULTING IN REDUCTION OF THE, UH, REQUIRED LOT SIZE TO 24 23.

THIS CONCLUDES THAT PRESENTATION.

IT COULD BE THAT THEY FEEL THAT THEY JUST CAN'T CONTINUE TO COLLECT ANY LEASE OR ANY CONTRACT WITH THE PREP CURRENT OWNER.

IT COULD BE THAT THEY FEEL LIKE THE LOT'S LARGE ENOUGH, WHOEVER IS BUYING IT HAS PLENTY ROOM TO DO.

SO AGAIN, THEY'RE DOING IT PROPERLY BY REQUESTING A PLOT.

WE JUST SAY, HEY, WHEN YOU CREATE A PLOT OF A LAND, YOU HAVE TO COMPLY THE LOT SIZES AND LOT DIMENSION WITH THE REQUIREMENT IN THE U UH, UDC, WHICH IS PRESCRIBED HERE.

HOWEVER, NOTING THAT THE CELL TOWER IS EXISTING AND IT HAS ALREADY ENS OUR AREA AS SUCH, WE JUST DON'T SEE THIS GOING AWAY ANYTIME SOON.
