THERE ARE, UH, A BUDDING PROPERTIES WHERE THE, UH, MULTI-FAMILY SITE PLAN HAS BEEN APPROVED AND THERE ARE ACTUALLY UNDER CONSTRUCTION CURRENTLY.
THIS IS THE LAYOUT OF THE PROPOSED HOTEL.

THEY ARE CREATING A EXTENDED STATE HOTEL.
IT WILL BE FOUR STORIES AND WILL FEATURE 113 ROOMS. THEY ARE COMPLYING WITH DENSITY AND DIMENSIONAL REQUI, UH, REQUIREMENT EXCEPT FOR AT ONE VARIANCE FOR THE MAXIMUM BUILDING HEIGHT LANDSCAPE PLAN.
THEY ARE PROVIDING SUBSTANTIAL AMOUNT OF, UH, PAR, UH, PAR PARKING LOT TREES AND STREET TREES.
THEY ARE COMPLYING WITH THE LANDSCAPING AND SCREENING REQUIREMENT EXCEPT FOR THE TWO VARIANCES, WHICH I'LL COVER MORE IN IN DETAIL.
HERE ARE THE PROVIDED ELEVATIONS.
UM, THE ELEVATION ACTUALLY SHOWS VERY DENSE, UM, PATTERNS ON THE DRAWING.
SO I JUST WANTED TO HIGHLIGHT TO YOU THAT ALTHOUGH IT MAY SEEM A LOT DARKER THAN WHAT THEY'RE PROPOSING, THESE MATERIALS ACTUALLY REPRESENTS A LIGHTER COLOR BRICK.
AND THESE ACTUALLY ARE A LITTLE BIT DARKER COLOR BRICK WITH A STONE FINISHES.

UM, IN CASE YOU HAVE QUESTIONS TO CONFIRM THAT THE EFIS ARE ONLY USED IN BANDING, WE WILL MAKE SURE TO CLARIFY THAT WITH ADDITIONAL NOTE BEFORE THIS PUBLIC FORTH FOR CITY COUNCIL.

SO AGAIN, WITH THE HOTEL REQUIREMENT, WE TYPICALLY REVIEW THE CONCENTRATION REQUIREMENT AS PART OF THE SITE PLAN REVIEW.
THIS, UM, BLUE LINE REPRESENTS THE ONE MILE RADIUS AND THE RED LINE REPRESENTS THE CITY LIMITS.
WE DID NOT FIND ANY OTHER HOTELS WITHIN THE CITY LIMITS WITHIN ONE MILE.
THEREFORE, THEY'RE COMPLYING WITH THE CONCENTRATION REQUIREMENT.
THEY ARE PROVIDING ALL TIER ONE AMENITIES.
THEY ARE REQUESTING A REDUCTION OF THE POOL WATER SURFACE.
AND WE HAVE GRANTED SIMILAR VARIANCES ON OTHER SUP SITE PLAN PROJECTS.
THEY ARE PROVIDING THE REQUIRED THE OUTDOOR COMMON AREA AND ONE, UH, MEAL PER DAY.
I JUST WANTED TO HIGHLIGHT TO YOU, HERE'S THE POOL SURFACE WHERE THEY ARE PROVIDING ABOUT A LITTLE BIT SMALLER THAN 400 SQUARE FEET OF WATER SURFACE WITH A 1900 FEET OF DECK AREA THAT WILL FEATURE SOME SEATING AND, UM, TABLES.
THEY ARE ALSO PROVIDING A PICKLEBALL COURT AND A MINI GOLF COURSE.
THEY ARE IN COMPLIANCE WITH THE APPENDIX F CHECKLIST.
HERE ARE THE SUMMARY OF THE VARIANCES.
SO THE MAXIMUM BUILDING HYDRO LAB BY THE ZONING IS 50 FEET, WHICH ALLOWS FOUR STORIES.
THEIR PARAPET SEEMS TO EXCEED THAT BY ABOUT TWO FEET.
STAFF DOES NOT OBJECT TO THIS REQUEST, BUT WE WANTED TO MAKE SURE IT'S INCLUDED IN THE VARIANCE, THE NUMBER OF TREES.
THEY ARE REQUESTING A VARIANCE TO THE 16 REQUIRED TREES TO ALLOW 14 TREES.
AGAIN, I SPOKE WITH THE DEVELOPER, THEY'RE WILLING TO MAKE THOSE CHANGES TRYING TO RE REDUCE THE NUMBER OF VARIANCES.
I THINK THERE WAS A, UH, MIS UNDERSTANDING FROM DESIGN TEAM THAT WAS TRULY REQUIRED.
UM, THE POOL SURFACE, AGAIN, THEY ARE PROVIDING A 1900, UM, SQUARE FEET OF POOL DECK AS A COMPENSATORY MEASURE TO REQUESTING TO REDUCE THE WATER SURFACE AREA.
HE, UH, THE DRC STEP RECOMMENDS APPROVAL WITH THE FOLLOWING CONDITIONS.
ANY EFIS FINISHES SHALL BE REPLACED WITH THREE STEPS.
TOCO AND ALL REQUIRED TREES SHALL BE PROVIDED ONSITE OUTSIDE ANY UTILITY EASEMENT.
UH, STAFF IS OKAY IF THEY CANNOT BE PLACED AT A CERTAIN LOCATION DUE TO EASEMENT.

THERE ARE, UH, EXCEPTIONS THAT ARE DRAFTED INTO THAT ORDINANCE TO ALLOW FOR CERTAIN CONTRACTUAL, UM, OBLIGATIONS THAT THE HOTEL MIGHT HAVE.
UM, AND THEN THERE ARE SOME, THE ORDINANCE FURTHER GOES DOWN TO REQUIRE REGISTRATION AND INSPECTION AFTER A CERTAIN AMOUNT OF TIME.
AND ONCE THE OCCUPANCY AND THE REVENUES HAVE REACHED A CERTAIN POINT, UH, THAT ORDINANCE PASSED IN 2015 OR 2014.
THAT'S A VERY GOOD QUESTION, COMMISSIONER.
SO THAT MEANS THAT THEY JUST DO PERIODIC AUDITS OR JUST HOW WOULD, JUST RANDOMLY IT'S JUST GONNA, JUST HOW ARE THEY GONNA KNOW THAT IT'S REACHED A CERTAIN LEVEL? ARE THEY GOING TO, HOW ARE THEY GONNA PULL THAT INFORMATION? SO ACTUALLY A DEVELOPER HAS GIVEN ME A REALLY GREAT INSIGHT.
HE WAS AWARE, WELL AWARE OF THAT SECTION BECAUSE A LOT OF CITIES HAVE LIKE A HOTEL REQUIREMENTS, AND HE DID SAY ACTUALLY HOTELS PREFER NOT TO HAVE A PERSON STAY EXTENDED OVER 28 DAYS BECAUSE NOW IF THEY STAY PAST THAT, THEY HAVE TO ACTUALLY EVICT THEM FOR NON-PAYMENT.
SO YEAH, SO THAT'S SOMETHING THAT THE DEVELOPER ACTUALLY HAD NO PROBLEMS WITH.
SO AGAIN, I THINK THAT'S SOMETHING WE CAN ALL KIND OF CLEAR UP.
THE ORDINANCE DOES FURTHER, UM, WELL, SEPARATE SECTIONS OF THE ORDINANCE REQUIRES A LODGING PERMIT.
SO THERE ARE SOME REGISTRATION, NOT SPECIFICALLY WITH THAT SECTION, BUT MM-HMM
