THIS IS A REQUEST FOR SEVERAL VARIANCES, INCLUDING MINIMUM SIDE SETBACK, WALL HEIGHTS AND NUMBER OF ACCESSORY STRUCTURES FOR A PROPERTY LOCATED AT 27 15 WAVELAND ROAD.

ON THE SCREEN, YOU'LL SEE A GENERAL LOCATION OF THAT PROPERTY, AND THE PROPERTY IS ON SINGLE FAMILY ONE RESIDENTIAL.

AGAIN, THERE'S SEVERAL VARIANCES THAT THEY'RE REQUESTING.

THE FIRST ONE BEING A REDUCTION IN THE MINIMUM SIDE SETBACK FOR TWO ACCESSORY STRUCTURES.

THE REQUIREMENT IS EIGHT FEET AND THEY ARE REQUESTING A ONE FOOT SIDE SETBACK.

THE NEXT VARIANCE IS TO INCREASE THE MAXIMUM WALL HEIGHT FOR AN ACCESSORY STRUCTURE.

AND APOLOGIES, THERE'S A TYPO THERE.

THE MAXIMUM HEIGHT ALLOWED, UH, IS ACTUALLY 12 FEET AND THEY'RE REQUESTING FOUR FEET.

AGAIN, I'LL GET THAT TYPO FIXED.

AND THE LAST VARIANCE IS TO INCREASE THE MAXIMUM NUMBER OF ACCESSORY STRUCTURES ALLOWED ON A RESIDENTIAL LOT FROM THREE TO FOUR.

SO ON SCREEN YOU'LL SEE A GENERAL SITE PLAN OF THAT LOT, AND I'LL KIND OF SHOW A ZOOMED IN VERSION HERE.

SO THE APPLICANT IS REQUESTING A SITE SETBACK VARIANCE, FIRST AND FOREMOST FOR TWO EXISTING STRUCTURES.

AGAIN, THESE STRUCTURES ARE COMPLETED IN EXISTING.

THE FIRST ONE IS A BOAT STORAGE ACCESSORY STRUCTURE UNIT, WHICH IS HIGHLIGHTED IN ORANGE HERE ON SCREEN WHERE YOU CAN SEE MY MOUSE.

AND THIS DOES ATTACH TO THAT DRIVEWAY, WHICH COMES OUT INTO THE STREET.

AND THE NEXT IS A, UH, JUST A GENERAL ACCESSORY STRUCTURE FOR STORAGE THAT THEY HAVE IN THE REAR.

AGAIN, THIS WAS COMPLETED WITHOUT PERMITS A WHILE BACK AGO, AND THIS IS THE MOST RESTRICTIVE REQUEST.

UM, IT'S PRETTY MUCH RIGHT THERE ON THE PROPERTY LINE, BUT THEY ARE REQUESTING THAT ONE FOOT SIDE SETBACK TO GET AWAY FROM THE MINIMUM.

THESE ARE SOME IMAGES OF THOSE STRUCTURES.

SO YOU'LL SEE THIS IS THE BOATS, UH, STORAGE UNIT.

AS YOU CAN SEE, AGAIN, IT'S LINED UP TO THE DRIVEWAY.

AND SO THIS ONE IS ALSO REQUESTING A VARIANCE TO GET AWAY FROM THE, UH, MAXIMUM, UH, WALL HEIGHT ALLOWED.

SO IT'S ACTUALLY 14 FEET, AND THE MOST THAT IS ALLOWED IS 12.

SO, UM, IT'S NOT NECESSARILY THE TOTAL HEIGHT THAT IS THE PROBLEM.

UM, IT'S SIMPLY THE, UH, WALL HEIGHT, WHICH IS, UM, THE TOTAL HEIGHT OF THIS WALL ON THE SIDE, NOT THE PEAK OF THE ROOF OR NONE OF THAT, JUST THE GENERAL WALL HEIGHT.

AND THEN LASTLY, UH, HERE'S THE OTHER STRUCTURE.

SO AS YOU CAN SEE, THIS, UH, ARROW VIEW SHOWS THE BOAT STRUCTURE AND THEN ONE IN THE REAR, WHICH IS THAT GENERAL STORAGE BUILDING.

THE LAST VARIANCE THAT THEY'RE REQUESTING IS TO INCREASE THE AMOUNT OF STRUCTURES ALLOWED, UM, ACCESSORY STRUCTURES ALLOWED.

THEY CURRENTLY HAVE FOUR WITH ALL THE STRUCTURES ON THEIR LOT, THEY'RE ONLY ALLOWED TO HAVE THREE.

AGAIN, SOME PICTURES OF THAT STRUCTURE.

AND SO IN REGARDS TO EBAY 2 5 0 1 0 0 4, UH, 18 NOTICES WERE UNTIL ZERO RETURN IN FAVOR OR OPPOSED.

AND STAFF DOES NOT OBJECT TO THE REQUEST, AS IS THE APPLICANT WILL BE HERE TONIGHT TO ANSWER ANY QUESTIONS THAT YOU MAY HAVE FOR THEM.

BUT IN THE MEANTIME, I CAN ANSWER ANY QUESTIONS.

UM, AND AS WE WERE VIEWING THEIR REQUEST TO GRANT THE VARIANCES BECAUSE THEY CAME TO THE CITY AND WANTED TO GET IT PERMITTED, WE NOTICED THAT THERE WERE NEED OF ADDITIONAL VARIANCES AS WELL.

SO THAT'S WHY THERE'S A VARIANCE FOR THAT STRUCTURE IN THE REAR, WHICH HAS BEEN EXISTING ON THE LOT FOR SOME TIME NOW.

AGAIN, BUILT WITHOUT PERMITS.

AND SO WE'RE NOT SURE WHEN IT WAS BUILT, BUT, UM, IT'S NOT IN COMPLIANCE WITH OUR CURRENT UNIFIED DEVELOPMENT CODE.

SO, UH, LASTLY AGAIN, AFTER TAKING A LOOK AT THE LOT AND LOOKING HOW MANY STRUCTURES WERE ON THE LOT, THEY WERE IN EXCESS.
