AND CONSIDERING, UH, THE OVERHEAD LINES AND ALL THE EQUIPMENTS, THEY'RE SAYING THEY JUST DON'T WANT TO HAVE TO DEAL WITH THE TREE GROWTH INTERFERING WITH THE LINES IN THE FUTURE.
I GUESS THE REASON WHY I ASKED WAS MM-HMM
BECAUSE, UM, IS, ARE TREES AND LANDSCAPING SIMPLY FOR, UM, FOR BEAUTIFICATION PURPOSES, OR ARE THEY FOR ENVIRONMENTAL PURPOSES? SO THEY ACTUALLY HAVE MULTIPLE BENEFITS.
BUT AGAIN, TYPICALLY WE REQUIRE THE TREES, MAJORITY OF THEM, TO BE PLANTED ALONG THE STREET, FRONTAGES, BECAUSE THAT WILL BRING THE MOST BENEFIT TO THE PUBLIC, PROVIDING THE SHADE OVER THE, YOU KNOW, BECAUSE TYPICALLY THE STREETS ARE THE CONCRETE, YOU KNOW, THEY TYPICALLY HAVE A SIDEWALK AND GRASS.
SO THAT'S WHERE MAJORITY OF THE LAND, UH, TREES WILL BE PLANTED.
I, I LOOK AT THIS AND, AND THE REASON WHY EVEN ASKING IS TYREE PARK IS ACROSS THE WAY.
I KNOW THERE'S BEEN A LOT OF, UM, UH, BEAUTIFICATION OF THAT AREA MM-HMM
AND YOU SAID THAT THE, THE EQUIPMENT FOR THIS SUBSTATION IS PROBABLY 55 TO 65 FEET TALL.
AND, UM, IT'S GONNA BE IN PLAIN SIGHT OF THAT PARK ACROSS THE WAY.
AND SO, UM, I'M JUST CURIOUS OUT LOUD, IF, IF THE, UM, ENCORE GROUP COULD, COULD EDGE THE PERIMETER WITH EITHER BUSHES OR TREES OUT, YOU KNOW, OUTSIDE THE EDGES, JUST SO THAT THAT VIEW FROM TYREE PARK ISN'T MARRED QUITE AS MUCH.
AND THEN WE'D HAVE THE BENEFIT.
SO AGAIN, THAT CAN BE SOMETHING THAT THE, UH, APPLICANT COULD ADDRESS IF YOU WANT TO ASK THAT QUESTION TO THE APPLICANT AGAIN.

UH, IT IS BE, IT'LL BE DESIGNED BY, YOU KNOW, A STRUCTURAL ENGINEER THAT ON TOUR LICENSE AND EVERYTHING.
UM, SO WE ARE PROPOSING THAT THAT SHOULD HELP SOMEWHAT WITH, WITH BEAUTIFICATION, YOU KNOW, IT WON'T BE NECESSARILY A MURAL, SO TO SPEAK, BUT IT WILL, IT WILL BE, YOU KNOW, A STRUCTURAL WALL THAT, THAT WILL PROVIDE SOME STABILITY AND SHOULD BE, YOU KNOW, A LITTLE BIT NICER THAN JUST DIRT I WOULD ASSUME.

UM, THE, THE LATEST PLANTS THAT WE PUT TOGETHER, IT WAS GONNA BE ABOUT, IT'S TALLEST, ABOUT 20 TO 25 FEET.
UM, AND IT WILL BE THE WAY IT'S ACTUALLY PLANNED ON BEING DESIGNED, AND I DON'T WANNA SPEAK TOO MUCH TO IT 'CAUSE I'M NOT A STRUCTURAL ENGINEER, BUT IT WILL BE A REVERSE GABON.
SO THE STEPPING WILL ACTUALLY BE UNDERNEATH THE GROUND AND THEN THE SHEARER SIDE WILL BE WHAT FACES THE PARK.

IT WILL BE AN EXTENDED STAY FIVE STORY HOTEL WITH 112 ROOMS. THEY ARE COMPLYING WITH THE DENSITY AND DIMENSIONAL REQUIREMENT.
HERE'S THE PROPOSED LANDSCAPE PLAN.
THEY ARE GENERALLY, UM, EXCEEDING OR MEETING THE LANDSCAPE REQUIREMENT EXCEPT FOR TWO VARIANCES.
ONE, UH, THEY HAVE A VERY WIDE PARKWAY IN FRONT OF THEIR PROPERTY THAT IS MAINTAINED BY THE PROPERTY OWNER.

THEY ARE ACTUALLY IN COMPLIANCE WITH THE ALL THE CONCENTRATION REQUIREMENT.
THIS SHOWS THAT WITHIN ONE MILE THERE ARE NO OTHER HOTELS, UM, WITHIN THAT ONE MILE SET FOR THE OTHER THREE THAT ARE DIRECTLY ADJACENT.
SO THEY HAVE A STUDIO SIX SUPER IN MOTEL IN LA QUINTA INN, WHICH IS CURRENTLY EXISTING.
THEY ARE PROPOSING A ONE UPPER MIDDLE SCALE EXTENDED STATE HOTEL.
AND THE TOTAL WILL STILL BE ON THE, UNDER THE, UH, CONCENTRATION REQUIREMENT AND WILL COMPLY.
SO I JUST WANTED TO NOTE THAT THE STUDIO SIX, UM, SUPER EIGHT MOTELS ARE CONSIDERED THE ECONOMY OR INDEPENDENT HOTEL PER STR OR RATING AND WHAT THE LA QUINTA IS CONSIDERED, UH, UPPER OR UM, MIDSCALE OR UPPER MIDSCALE.
AND THE PROPOSED, UH, LIVES SMART BY HILTON BECAUSE THERE'S SUCH NEW BRAND.
THEY DON'T TECHNICALLY HAVE SDR RATING THAT'S PUBLISHED YET.
HOWEVER, THEY ARE PROVIDING, UM, SIMILAR PRODUCT THAT WILL BE CONSIDERED A MIDSCALE OR UPPER MIDSCALE.
UH, WITH THAT BEING SAID, I JUST WANNA POINT OUT THAT, UH, OTHER THAN THE KINTA WHICH WAS BUILT IN 20 UH, 15, THE OTHER TWO HOTELS WERE BUILT KIND OF A LATE 1900.
STEPH DOES NOT REALLY THINK THIS IS A BAD IDEA TO HAVE A LITTLE BIT MORE MODERNIZED HOTEL IN THE AREA.
UH, WITH THAT BEING SAID, THEY ARE PROVIDING SIX TIER ONE AMENITIES THAT REQUIRED TO PROVIDE SEVEN.
SO THEY ARE REQUESTING A VARIANCE FOR THE POOL REQUIREMENT.
AGAIN, THEIR HOTEL MODEL IS FOR A EXTENDED STAY HOTEL WHERE THEY WANNA PROVIDE MORE, UM, RESIDENT SUPPORTIVE, UM, AMENITIES SUCH AS FITNESS ROOMS AND BIGGER LAUNDRY ROOMS AND SO ON AND SO FORTH.
SO THEY DO NOT HAVE A POOL AS THE PART OF THE AMENITY.
THEY ARE PROVIDING TWO TIER TWO AMENITIES, WHICH COMPLIES WITH THE, UH, REQUIREMENT.
AGAIN, THIS IS THE PICTURE OF THE LAUNDRY AREA.
SO THIS ACTUALLY LOOKS MORE LIKE A SOFT LAUNDRY, COIN LAUNDRY TYPE OF FACILITY VERSUS TYPICAL HOTEL HEADING SMALL EQUIPMENT BECAUSE THEY ARE TRYING TO TARGET, UH, PEOPLE WHO WILL STAY FOR A LONG PERIOD OF TIME AND THEY REALLY WANT THIS HOTEL ROOMS TO BE MORE APARTMENT LIKE.
SO THEY ACTUALLY, THE ROOMS ARE ACTUALLY EQUIPPED WITH REFRIGERATOR, MICROWAVE, COOKTOP.
AND THEY ARE ACTUALLY, THEY ACTUALLY COME WITH, UH, CO UH, POTS, PANS AND CUTLERS.
SO YOU CAN ACTUALLY STAY HERE AND COOK FOR YOURSELF AS LONG AS YOU DO YOUR OWN GROCERY SHOPPING.
SO THAT'S KIND OF A NEW MODEL.
SO THIS IS REGARDING THE REQUESTED VARIANCE.
UM, THEY DO HAVE AN EXISTING FENCE, WHICH, UM, HAS A RETAINING WALL THAT KIND OF RANGES FROM THREE TO FOUR FEET ALONG THE EXISTING APARTMENT.
