SO AGAIN, THE BRIEF HISTORY ABOUT THIS SITE, IT DID COME THROUGH FOR A ZONING CHANGE CONCEPT PLAN BACK IN 2019.
SO PD 3 97 WAS APPROVED FOR COMMERCIAL, MULTIFAMILY, AND SINGLE FAMILY USES.
IF YOU LOOK AT THIS APPROVED CONCEPT PLAN, SO THESE BACK HERE ARE THE CB TOWN HOMES THAT ARE CURRENTLY BEING CONSTRUCTED.
THIS RIGHT HERE IS NOW WHERE THE MULTIFAMILY OF THE FOUNDRY.
PHASE ONE IS CURRENTLY OPEN FOR LEASING, WHICH WAS A SITE PLAN APPROVED, APPROVED IN 2020 BY CITY COUNCIL.
AND THIS RIGHT HERE IS WHERE THE CURRENT SITE PLAN WILL GO IF IT'S APPROVED.
AND SO SETH DOES FEEL THAT THE, UH, PROPOSED MULTIFAMILY IS IN LINE WITH THIS APPROVED CONCEPT PLAN.
AND AGAIN, I WANNA POINT OUT THAT OVERALL THIS WAS ALL KIND OF MASTER DEVELOPED TOGETHER WITH THE INTENTION OF THAT WALKABILITY IN THIS AREA FOR THOSE SINGLE FAMILY MULTIFAMILY RESIDENTS.
SO THE SITE PLAN, IT HAS FOUR DIFFERENT BUILDINGS AND INCLUDE A FIFTH BUILDING IS A CLUBHOUSE.

SO MOVING FROM LEFT TO RIGHT, THOSE BLUE CIRCLES, WE HAVE A POOL COURTYARD, GAMING COURTYARD, RELAXATION, COURTYARD, LOUNGE, COURTYARD, AND DOG PARK.
SO EACH OF THESE, UH, APARTMENT BUILDINGS HAVE ITS OWN COURTYARD IN THE MIDDLE, WHICH CURRENTLY, IF YOU'VE SEEN THE FOUNDRY, PHASE ONE IS WHAT'S OUT THERE AS WELL.
SO THIS IS THE LANDSCAPE PLAN.
IT IS MEETING MOST OF OUR LANDSCAPE AND SCREENING REQUIREMENTS.

THIS IS NOT BEING PROVIDED, AND IT DOES REQUIRE A SCREENING FENCE ADJACENT TO SINGLE FAMILY RESIDENTIAL.
SO ON THAT PROPERTY LINE, THEY ARE REQUIRED TO PROVIDE A MASONRY SCREENING WALL.
AND LASTLY, ON THAT PROPERTY LINE ADJACENT TO THE COMMERCIAL RETAIL ZONING, THEY ARE REQUIRED TO PROVIDE A RAW IRON FENCE, WHICH THEY'RE NOT PROVIDING.
BUT AGAIN, STAFF IS COMFORTABLE WITH THESE VARIANCES BECAUSE THIS IS OVERALL MEANT TO BE A WALKABLE AREA.
SO THOSE FENCES WOULD BE IN DIRECT CONFLICT OF THAT.

CASE, PLEASE.AGENDA ITEM NUMBER THREE IS A SITE PLAN AMENDMENT FOR FLEXING GATE ACCESSORY STRUCTURE.
THIS IS AN EXISTING DI INDUSTRIAL DEVELOPMENT ON THIS NORTHWEST CORNER OF BARDON AND MATTHEW, UH, LOCATED AT 2150 WEST BARDEN ROAD.
IT'S OWNED PD 3 72 AND IT'S ON A PARCEL OF LAND AT ABOUT 28.38 ACRES.
SO THERE IS AN EXISTING 430,000 SQUARE FOOT WAREHOUSE.
DISCIPLINE WAS APPROVED IN 2015.
THEY'RE NOW COMING THROUGH AND AS WE STATED, THEY CAME THROUGH LAST YEAR FOR AN SUP IN NOVEMBER FOR OUTSIDE STORAGE, WHICH WAS DENIED.
SO NOW THEY'RE WORKING TOWARDS COMING INTO COMPLIANCE ON THE SITE.
AND SO THEY WERE PROPOSING A 7,000, UH, 500 SQUARE FOOT ACCESSORY STRUCTURE IN ORDER TO COMPLETELY COME INTO COMPLIANCE WITH THE OUTSIDE STORAGE AND REMOVE THE OUTSIDE STORAGE FROM THE SITE TO SPEAK TO THE APPLICANT.
THERE ARE SOME OPERATIONAL CHANGES HAPPENING ON THAT SITE, UM, AND SOME OTHER OUTSIDE STORAGE THAT ALREADY BEEN REMOVED, BUT HE'LL BE HERE TO TALK ABOUT THAT MORE.
UM, THE STRUCTURE IS MEETING OUR DENSITY AND DIMENSIONAL REQUIREMENTS.
THIS IS A CLOSER VIEW OF THE, UH, SITE PLAN, SO YOU CAN KIND OF GET A BETTER IDEA OF WHERE IT'S LOCATED.
SO IT IS JUST A METAL BUILDING WITH STILL BEAMS THAT SOUTH ELEVATION IS WHAT'S FACING BARDEN.

AND SO WHENEVER YOU HAVE AN ACCESSORY STRUCTURE THAT'S VISIBLE FROM A PUBLIC STREET OR RIGHT OF WAY, IT IS REQUIRED TO MEET THE SAME PRIMARY FACADE STANDARDS, WHICH INCLUDES A HUNDRED PERCENT MASONRY CONTENT, ALONG WITH THREE DESIGN ELEMENTS SUCH AS ACCENT MATERIALS, DIRECTING, CORNES, AND ARTICULATION.
SO THE APPLICANT IS REQUESTING A VARIANCE TO THOSE DESIGN REQUIREMENTS TO ALLOW A METAL STRUCTURE WITH STEEL BEAMS. WHILE THE PROPOSED STRUCTURE DOES NOT MEET OUR APPENDIX X STANDARDS, IT WILL ALLOW THE APPLICANT TO ENCLOSE THE EXISTING OUTSIDE STORAGE AND BRING THE PROPERTY INTO COMPLIANCE.
PROPOSED ACCESSORY STRUCTURE WILL BE APPROXIMATELY 180 FEET FROM THE RIGHT OF WAY AND WILL BE SCREENED BY EXISTING LANDSCAPING ON SITE.
