SO THIS IS FOR A NEW OFFICE WAREHOUSE ON 7.41 ACRES, AND IT IS ZONED LIGHT INDUSTRIAL.
SO THE BUILDING ITSELF IS 65,590 SQUARE FEET.
IT IS MEETING OUR DENSITY AND DIMENSIONAL REQUIREMENTS AS WELL AS OUR PARKING STANDARDS.
CURRENTLY, WHAT'S THERE RIGHT NOW IS TRUCK PARKING.
SO IT'S ALSO MEETING OUR LANDSCAPE REQUIREMENTS.
AND THEY DID, UH, SUBMIT A TREE MITIGATION PLAN AS WELL.
SO THESE ARE THEIR BUILDING ELEVATIONS.
THEY ARE MEETING OUR APPENDIX X STANDARDS FOR OUR BUILDING ELEVATIONS AND ARE PROVIDING ALL OF THE REQUIRED, UH, SECONDARY AND PRIMARY FACADE ELEMENTS.
SO TILT WALL, THIN STONE, ACCENT GLAZING AND ARTICULATION.
SO THESE WERE THE SECONDARY, UH, FACADES.

SO, UM, WHAT THE APPLICANT IS CURRENTLY DOING IS THAT THEY ARE, ZONING WAS APPROVED EARLY THIS YEAR.
THEY'RE DOING THE SITE PLAN TO MAKE SURE THAT THEY'RE READY TO GET TO THE DEVELOPMENT PHASE.
SO THE APPLICANT FOR THIS SITE PLAN IS ONLY BRING FORTH THE APARTMENT PORTION.
JUST, UM, TO GIVE YOU A KIND OF A REMINDER, IN THE NOVEMBER CITY COUNCIL DENIED A ZONE CHANGE AND CONCEPT PLAN, BUT THEIR CONCERN WAS MORE FOR THE SINGLE FAMILY PORTION OF THE DEVELOPMENT WHERE THEY HAD MUCH HIGHER DENSITY, MUCH NARROWER PRODUCT.
SO THEY CAME BACK AND, UH, UM, REQUESTED A ZONE CHANGE WITH MUCH LARGER SINGLE FAMILY DETACHED PRODUCT.
AT THAT TIME, MULTIFAMILY WAS JUST FINE BECAUSE THE ZONING WAS ALREADY IN PLACE FOR THAT.
SO THEY'RE COMING FORTH, UM, TO DO A SITE PLAN.
SO THE SITE PLAN FOR THIS MULTIFAMILY PORTION INCLUDES 261 RESIDENTIAL UNITS OVER ABOUT 11 ACRES.
AS I MENTIONED, THE PD 4 42 ALLOWS THE MULTIFAMILY USE FOR THIS PARTICULAR, UH, PIECE OF PROPERTY.
SO HERE'S THE SITE PLAN, WHICH IS KIND OF CONSISTENT WITH WHAT WE, WHAT WE APPROVED IN THE CONCEPT PLAN.
UM, THE YELLOW PORTIONS ARE THE BUILDING.
THE, UH, BLUE IS THEIR, UH, LEASING AREA, WHICH WAS SHOWN ALSO ON THE CONCEPT PLAN.
AND THEN THEY HAVE A, UH, PURPLE AREA WHERE THEY HAVE THE POOL AND THE COURTYARD AND SEATING AREA.
THEY HAVE A DOG PART TO THE CORNER, UM, SHOWN AS GREEN.
AND THEY ALSO HAVE A AMENITY WHERE THEY HAVE OPEN GREEN SPACE WITH BARBECUE GRILLS AND OTHER AMENITIES THAT THE RESIDENT CAN USE FOR THEIR, UM, ACTIVITIES.
THEY HAVE MET ALL OUR LANDSCAPE REQUIREMENT BY PROVIDING AMPLE NUMBER OF TREES.
THEY ARE MEETING OUR TREE MITIGATION PLANS.
THEY HAVE, UM, USED THE BRICK AND STONE VENEER FOR THE MAJORITY OF THE BUILDING AND IT'S COMPLIED WITH WHAT WE APPROVED IN THE ZONING.
AND THEY ARE MEETING THE APPENDIX W DESIGN RECOMMENDATIONS.

THEY DID PROVIDE THE AMENITY REQUIRED BY THE APPENDIX W.WITH THAT, THE APPLICANT IS NOT REQUESTING ANY VARIANCES AND DRC RECOMMENDS APPROVAL.

THIS IS JUST TO MAKE SURE THAT THE ACTUAL DEVELOPMENT PLANS MATCH WHAT WE APPROVED DURING THE ZONING CONSIDERATION.

I MEAN, OVERALL, I THINK THERE ARE QUITE A FEW.

UM, AND IT, AND IT PROVIDES THAT SINCE IT'S A TEMPORARY BAN, THAT IT'LL EXPIRE IN ONE YEAR FROM APPROVAL.
UH, AND HERE IS THE DEFINITION THAT IS PROPOSED TO BE ADDED, UH, TO THE DEFINITIONS IN THE UDCE.
